Why Accreditation Matters

An accredited appraiser is required to adhere to strict guidelines and ethics in the performance of all valuation engagements. They have complied with specific training requirements and must maintain continuing educational requirements to keep their accreditation. This is extremely important in assuring clients that the appraiser not only complies with the ethical standards of professional appraisal practice, but that they remain competent and up to date on the latest appraisal methodology.

American Society of Appraisers (ASA) the oldest and only major international appraisal organization representing all appraisal disciplines originated in 1936 and incorporated in 1952. The society was one of the original founders of the Appraisal Foundation that is recognized by the U.S. Congress for establishing uniform criteria for professional appraisers. This criteria is contained in the Uniform Standards of Professional Appraisal Practice (USPAP). The Financial Institutions Reform, Recovery and Enforcement Act of 1989 recognize USPAP as the generally accepted appraisal standards and require USPAP compliance for appraisers in federally related transactions. State Appraiser Certification and Licensing Boards, federal, state, and local agencies, appraisal services, and appraisal trade associations also require compliance with USPAP.

Each accredited member of the American Society of Appraisers has earned a professional designation in one or more area of appraisal specialization. To receive the accreditation, the appraiser must pass intensive course study and examination, submit written appraisal logs and reports for approval, and evidence of a college degree or its equivalent. In addition, each appraisal candidate is interviewed and approved by their local chapter and must pass the ASA ethics exam and an examination on the Uniform Standards of Professional Appraisal Practice (USPAP).
